Job Summary

The Housing and Facilities Services team with CU Boulder is accepting applications for a Building Automation Systems Technician! This role is responsible for monitoring, maintaining, repairing, and optimizing automated systems that control a building's mechanical and lighting systems. These systems are designed to improve energy efficiency, operational performance, and occupant comfort. This position manages the software and hardware aspects of automated systems, to include writing or modifying control logic, evaluating sequence of operations, installing controllers, sensors, and actuators, diagnosing issues and making repairs, performing routine system checks and updates, analyzing system performance, and adjusting control strategies. This position responds to and clears system generated alarms. The Building Automation Systems Technician is the technical authority in this subject area and provides guidance and specialized expertise to unit managers in support of strategic foresight, building system upgrades, and building remodels. This position works in a university housing environment comprised of more than 100 buildings to include residence halls, commons buildings, and multi-family housing complexes. This position is periodically scheduled to be on-call.

Housing Facilities Services (HFS) is a comprehensive facility management operation that provides around-the-clock support to over 10,000 residents and 20,000 conference guests annually. Services include maintenance, repair, renovation, project management, capital construction, housekeeping and grounds-keeping operations. HFS has approximately 190 full-time employees and approximately 80 part-time and student staff, who all strive to give residents the best living experience possible.

What Your Key Responsibilities Will Be

System Operations & Technical Leadership:
  • Act as the technical authority for BAS and HVAC operations across multiple buildings.
  • Develop, refine, and implement control sequences, alarm logic, and system programming.
  • Analyze system faults and determine appropriate response actions, including remote diagnostics and technician dispatch.
  • Provide technical support and mentorship to field technicians and maintenance staff.
  • The use of a university vehicle is required for the performance of some of these duties.
Project Support & Design Review:
  • Collaborate with engineers, consultants, contractors, and project managers on new construction, renovations, and retrofits.
  • Review and approve control system designs, sequences of operation, and integration plans.
  • Ensure all projects align with existing BAS architecture, network standards, and operational protocols.
  • Define field procedures and methods for BAS implementation and commissioning.
System Commissioning & Calibration:
  • Commission and calibrate control instrumentation including sensors, actuators, and controllers.
  • Test and validate system performance to ensure compliance with design intent and energy goals.
  • Maintain and optimize control loops for HVAC systems including multi-zone units, VAVs, chillers, boilers, steam systems, and more.
Network & Software Management:
  • Maintain and solve issues related to fiber-based BAS networks, including switches, media converters, and communication protocols.
  • Manage operational databases and software platforms.
  • Apply BAS software (e.g., Andover Continuum, WebClient) and firmware drivers (e.g., BACnet, Modbus, LONWorks).
Data Analysis & Optimization:
  • Create and manage system trends, alarms, and performance dashboards.
  • Analyze building data to identify inefficiencies and recommend corrective actions.
  • Support sustainability initiatives through system tuning and energy conservation measures.

What You Should Know

  • Core business hours are Monday through Friday, 7:00am to 3:30pm. This position will periodically be scheduled on-call and may be required to work some evenings, weekends, and holidays.
  • This position operates University vehicles and requires a Driver's License in good standing.

  • The annual salary range for this position is $72,473 - $86,260.

What We Require

  • Three (3) years of relevant experience in an occupation related to the work assigned to this position, or A combination of related education and/or relevant experience in an occupation related to the work assigned equal to three (3) years.

What You Will Need

  • Building Automation Systems-control systems, protocols, and integration.
  • BACnet, Modbus, LonWorks, or similar.
  • HVAC, network, and electrical systems experience.
  • Energy and sustainability practices and standards.
  • Read and interpret schematic drawings.
  • Proficiency in BAS software-Johnson Controls, Siemens, or similar.
  • Communication, problem solving, and analytical thinking skills.

What We Would Like You to Have

  • Knowledge of Andover, Automated Logic, Enlight, or Encelium.
  • Previous experience working in a University or higher education setting.
  • Five (5) years of relevant experience in an occupation related to the work assigned to this position.
  • Certified Control Systems Technician credential or similar.
  • Vocational training in HVAC or BAS.
  • Vendor specific training certificate-Johnson Controls, Siemens, or similar.
  • Familiarity with ASHRAE Guildeline 13.
