What you can expect:
You will be empowered to contribute in a meaningful way, add new value to organization initiatives and effect change. This role will be part of a structured 3-year Investment Analyst Program designed to provide hands-on experience in your designated business line.
Within our Equity business, opportunities exist within our Asset Management and Acquisitions teams:
Acquisitions (Transactions) – Acquisitions analysts will be a part of a small team responsible for the sourcing, underwriting, financial modeling, and due diligence for new acquisitions on behalf of all PGIM Real Estate’s portfolios. Build cash flow and waterfall models, Investment Committee books, sensitivity tables, rent roll analyses, comparable property sets, and other financial analyses required to evaluate, pursue, and explain acquisition/development opportunities.
Asset Management – Collaborate with partners, consultants, property managers and leasing brokers to manage a portfolio of operating assets, development projects, and/or repositioning projects across the risk spectrum. Drive asset performance through the execution of leasing, operational, financing, and disposition strategies.
Responsibilities may include but are not limited to:
Provide general asset management and direction for a portfolio of assets located across varying fund risk spectrums including pre-development and development assets. Maintain frequent contact with property managers, operating partners, and leasing brokers.
Review periodic property reports and track operating performance. Prepare regular updates summarizing results and respond to information requests. Prepare analyses of various investment decisions – leasing, financing, acquisition, hold/sell.
Analyze and underwrite investment opportunities for the acquisition and development of properties across all investment structures and risk profiles. Lead due diligence and closing processes for acquisitions in conjunction with portfolio and asset management teams.
Create cash flow models, sensitivity tables, rent roll analysis, join venture waterfall models, and other financial analysis required to evaluate and pursue acquisition opportunities.
What you’ll need:
Candidates must be enrolled in an accredited bachelor’s program graduating between December 2025 and May 2026
Minimum GPA of 3.0

It’d be a plus if you had:
Finance, Economics, or Real Estate majors preferred but not required
Strong quantitative skills and proven analytical ability
Understanding of real estate and finance terms and concepts preferred
Excellent organizational skills and attention to detail with ability to manage multiple projects simultaneously

Note: The salary range for this role is $80,000 to $85,000. Specific pricing for the role may vary within the above range based on many factors including geographic location, candidate experience, and skills. Roles may also be eligible for additional compensation and/or benefits. Eligibility to participate in a discretionary annual incentive program is subject to the rules governing the program, whereby an award, if any, depends on various factors including, without limitation, individual and organizational performance.
